Sunshine, Rain and the Importance of Choosing the Right Location

Valencia is synonymous with sunshine, a Mediterranean climate, outdoor living and a wonderful quality of life. But every now and then, nature reminds us that it can rain here too. And when it does, it really can pour!
The heavy rainfall we are experiencing these days in different parts of the Valencian Community reminds us of one important aspect we should never overlook when buying a property: its location.
Because buying a home is not just about falling in love with a beautiful terrace, a swimming pool or breathtaking views. It is equally important to know the surrounding area and understand how it responds when the weather takes a turn for the worse.
Does this mean buying a home in Valencia is risky?
Not necessarily, of course! Valencia remains a wonderful place to live, with a fantastic climate and an abundance of sunny days throughout the year.
However, as in other Mediterranean regions, we can experience periods of very heavy rainfall, particularly during autumn.
And there is one important thing to remember: not all areas are affected in the same way.
A property located near a ravine, a normally dry riverbed or in a low-lying area may be exposed to very different risks from a property just a few kilometres away.
Even within the same residential development, there can be significant differences.
Every location has its own characteristics
One of the most beautiful things about the province of Valencia is the incredible variety of landscapes and surroundings it offers. From charming inland villages to residential developments surrounded by nature, orange groves and properties with spectacular mountain views.
But every area has its own particular characteristics, and understanding them is essential when choosing a home.
At Make it Real Valencia, our experience and extensive knowledge of the region mean that we look beyond the features of a property itself. We also pay particular attention to its location, accessibility, proximity to ravines and flood-prone areas, as well as the characteristics of the land and its surroundings.
This experience allows us to advise our buyers with local knowledge, sound judgement and a strong sense of responsibility, helping them make well-informed decisions.
Because our goal is not simply to find a beautiful house, but to help our clients choose a place where they can enjoy their new life with peace of mind and confidence for many years to come.
Local knowledge makes all the difference
At Make it Real Valencia, we know Valencia and many of its surrounding towns, residential developments and rural inland areas extremely well.
Our job involves much more than simply opening the door to a property and showing its rooms.
We believe in understanding the surroundings, recognising the particular characteristics of each location and paying attention to details that may influence our buyers' comfort and safety.
There are also official resources available, such as the flood-risk maps provided by PATRICOVA and Spain's National Flood Zone Mapping System (Sistema Nacional de Cartografía de Zonas Inundables), which allow us to consult identified flood risks in specific areas.
Consulting these official maps is a valuable tool which, combined with our local knowledge and experience, helps us guide our buyers when choosing their future home.
Because for us, a successful property purchase begins long before we step through the front door.
And what happens when the sun comes out again?
Valencia once again shows us everything that makes us fall in love with this beautiful region.
The terraces fill up, the countryside regains its colour, the mountains shine once more in the sunlight, and we continue enjoying that wonderful Mediterranean lifestyle we love so much.
And let's not forget something that, for many of us, is simply priceless: our winters are short, and beautiful weather accompanies us for much of the year!
Here we are at the end of October 2026, and we're still going out in shorts and T-shirts. While much of Europe has already brought out winter coats and switched on the heating, we're still enjoying our terraces and spending time outdoors.
And that quality of life? Quite simply, you can't put a price on it.
A few days of rain do not change all the wonderful things our region has to offer.
But they do remind us that making a good property investment requires information, knowledge and common sense.
Buying with excitement, but also with peace of mind
For many people, buying a property in Spain is the fulfilment of a lifelong dream.
And that is precisely why we believe it is so important to look beyond the beautiful photographs.
At Make it Real Valencia, we want our clients not only to find a house they fall in love with, but also to truly understand the place where they are going to live.
Because a successful purchase is not just about finding the perfect house. It is also about choosing the right location.
And when a home you love, a carefully chosen location and that wonderful Mediterranean lifestyle come together, you have all the ingredients for enjoying your own little paradise in the sun.
From all of us at Make it Real Valencia, we would like to express our heartfelt sympathy and solidarity with everyone affected by the floods. Our thoughts are with the individuals and families going through difficult times, and with all those who have suffered loss or damage as a result of the heavy rainfall.
