Buying a Home with Peace of Mind: When Is It Worth Getting a Technical Inspection?

Buying a home is a significant financial investment. That is why it is perfectly natural to want to know its condition before making a decision.

At MAKE IT REAL VALENCIA, we believe that transparency should be present from the very first viewing. Our goal is for every buyer to make an informed decision with as much relevant information as possible.

During our viewings, we aim to present each property exactly as it is, highlighting both its strengths and any aspects that we consider relevant within what can reasonably be observed during a visit. If we notice defects, damp, cracks or any other visible issues, we point them out with complete transparency.

Although a viewing provides an excellent overall impression of a property, some aspects cannot be detected with the naked eye and can only be properly assessed through a technical inspection carried out by a qualified professional.

Is It Advisable to Hire an Architect for Every Purchase?

The answer is no.

In most property purchases, it is not necessary. Many homes are in good condition, and a thorough viewing together with the available documentation gives buyers sufficient confidence to make their decision.

However, there are situations where a technical inspection can be a very worthwhile investment, for example:

When there are cracks, damp or other issues that raise concerns.
If significant extensions or renovations have been carried out.
When purchasing an older property and you would like a better understanding of its overall condition.
Simply to buy with complete peace of mind.

In all these situations, a technical inspection should not be seen as a sign of distrust towards the seller, but as a valuable tool that helps the buyer make a more informed and confident decision.

What About Cracks?

Cracks are often one of the first things that attract attention during a property viewing. However, their presence does not necessarily indicate a structural problem.

They can appear for many different reasons, including the natural shrinkage of building materials as they dry, minor movements that occur over time, temperature changes, damp, alterations carried out after construction or, in some cases, differential settlement of the ground or structural issues.

The shape of a crack—whether vertical, horizontal or diagonal—may provide useful clues to a professional, but by itself it is not enough to determine either its cause or its seriousness. A proper assessment also requires considering its location, length, width, depth, whether it has changed over time, the type of construction and the characteristics of the ground on which the property stands.

For example, some diagonal cracks may be related to differential foundation settlement, while certain horizontal cracks may result from pressure against retaining walls. However, cracks with a very similar appearance can also have completely different causes and no structural significance at all.

For this reason, it is never advisable to draw conclusions based solely on the appearance of a crack. Whenever there is any reasonable doubt, the most sensible course of action is to seek the opinion of an architect, architectural technologist or another suitably qualified building professional, who can identify the cause and determine whether it is simply a superficial crack or an issue that requires attention.

A Small Investment That Can Provide Great Peace of Mind

The cost of a technical inspection is usually modest compared with the purchase price of a property. In some cases, it confirms that everything is in good condition. In others, it helps buyers plan future repairs, negotiate the purchase price where appropriate or simply proceed with greater confidence.

Our Commitment

At MAKE IT REAL VALENCIA, we believe that a successful property purchase begins with reliable information.

Our commitment is to guide every buyer with complete transparency, share everything we can reasonably observe during our viewings and answer every question honestly.

Whenever we believe that a matter requires specialist technical advice, we will recommend consulting the appropriate professional. Because our goal is not only to help you find the right property, but also to ensure that you buy it with the confidence that comes from making a well-informed decision.
